    Mr Ameer said the main reasons people are unsuccessful and lose money in property investing is that they use bad strategies, and have an incorrect mindset.

    Mr Ameer came to Australia at the age of 18 with big dreams. Initially a student struggling financially with a rather large debt, he quickly turned his finances and his life around through determination and with a little help from his mentors.

    After building his wealth through various investments, including real estate, direct sales and shares, Mr Ameer accumulated 10 properties in two years, totalling $3 million.

    Mr Ameer used particular strategies to achieve his success that he describes in his book, including buying only in established suburbs.

    "An established suburb is an area that has a history of factual financial data. It has schools, transport infrastructure, houses, apartments, and a community of people that have been there for more than fifty years. Investing in property involves taking risks. But by analysing historical data, that these established suburbs already have, we can make those risks calculated ones."

    Another strategy that proved successful, according to Mr Ameer, was ensuring he always bought under market value.

    "Buying under market value is more than just a discount or saving. By buying under market value you are actually making money on the way in, as opposed to waiting for growth in the economy over time to increase the value of your investment."

    One of Mr Ameer's more controversial strategies when building his portfolio was, instead of relying on negative gearing like so many other property investors, he ensured at all times he retained an overall neutral portfolio.

    "For a first investment, I recommend purchasing a neutrally geared or slightly positive cashflow property. The property should have mortgage repayments going out that are equal to the rental payments coming in. The reason for this is that it has minimal effect on borrowing capaciity, making it much easier for an investor to borrow money to fund their next purchase."

    In his book, Mr Ameer also offers useful tips on renovations, finance, and strategies to avoid, and throughout the entire book, how to maintain a healthy mindset to the entire process of property investment.
