  • Jersey City, NJ (1888PressRelease) July 02, 2010 - About 30 real estate executives from across China recently visited 77 Hudson, K. Hovnanian's 48-floor luxury condominium tower in Jersey City, to see what lessons they could take back home.

    Sponsored by Tsinghua University in Beijing, the touring real estate people visited Boston the day before. The day of their visit, the group had lunch in Manhattan's Chinatown and crossed the river to visit the K. Hovnanian community. Senior Community Manager Tom Graham said he wasn't surprised at their choice.

    "We get a lot of international delegations visiting us at 77 Hudson," said Graham. "This is a building that competes with condominium towers all over the world, yet delivers the type of value you can only find here in Jersey City. Our building includes materials from around the world and, because of its value and luxury, attracts buyers from all over the world."

    Graham said more than a third of the community represented a quilt of foreign countries including China.

    "Our population here reflects Jersey City's diversity," he said. "Having the Chinese delegation here was a pleasure."

    Armed with cameras, video recorders and tape recorders, the group followed Graham through the 11th-floor amenities, visiting the fitness center, private dining room and private theater. Outside, they enjoyed the view from the rooftop park, standing on the small hill, looking out over downtown New York City, Liberty State Park and the Statue of Liberty. The rooftop park includes a swimming pool, fire pit and two barbecue grills, all of which were photographed and videoed.

    Inside, they asked Graham about the materials used, construction techniques, heating and air conditioning systems, financial aspects and a variety of other questions. Heads nodded as Graham explained that that the building's designers worked on projects in China, and that some of the materials in the building came from China.

    "Quality is very good," said one of the executives, who rushed off to talk with a fellow traveler.

    Wen Yan Tian, a developer from Beijing, said she was as interested in how American developers, like K. Hovnanian, market their homes. She said Americans do a better job of identifying market segments and designing homes that appeal to individual segments and then communicating with those market segments.
    She was very impressed with 77 Hudson, calling it "comfortable and modern with a good view of the Hudson River and New York City."

    "This is a good location, especially for young people who work in New York City," she said. "They can enjoy their city life and still have a quiet life at home. If I worked in New York, I would like to buy a home here."
