  • (1888PressRelease) April 04, 2012 - SAN DIEGO, Calif. - With commercial real estate experts predicting a new wave of defaults, Trigild - the San Diego-based management, receivership and loan recovery specialist - has planned a full agenda for its inaugural Trigild Spring Lender Conference, the industry's first distressed debt conference to focus solely on preserving the enterprise value of defaulted commercial loans for asserts ranging from hotels to senior housing.

Set for April 24-25, 2012, at The Magnolia Hotel in downtown Dallas, "Preserving Going Concern Value" will feature some of the nation's most respected executives within the legal and loan servicing industries, with a series of panels aimed at those involved with hotels and restaurants, gas stations and convenience stores, self-storage businesses, golf courses and assisted living facilities.

The opening day - a half day, with panels from 2 to 5 p.m. - encompasses two sessions on Special Properties, Special Problems, both looking at issues involving non-performing loans where the operating business is integrally intertwined with a large component of the asset's value. Unique challenges to be examined include franchise and management agreements; licenses and permits; certifications and ADA issues.

The second day will cover topics including: Bankruptcy: Advantages and Disadvantages and Allied Issues; Receivership - Old Rules, New Rules, No Rules: From Selecting a Receiver to Receivership Sales and Transitioning to REO; Legal vs. Practical: Specially Serviced Assets and Leverage of the Properties; The Real World: Case Histories of a Hotel, Restaurant, Assisted-care Facility and Petroleum Business and Exit Strategies. Day two is a full schedule, from 8 a.m. to 5 p.m.

"This is the first conference of its kind and we are fortunate to have some of the most influential thought leaders in the industry on our panels," said Judy Hoffman, chief operating officer of Trigild. "With the continuing economic uncertainties, we thought it would be an opportune time to zero in on some very specific issues currently confronting a wide range of businesses."

Since Trigild put on its first Lender Conference in San Diego nearly 12 years ago, the event has evolved into one of the country's preeminent forums for the financial and real estate industries, she added.
