  • New York, NY (1888PressRelease) November 04, 2011 - Just 16 days after their apartment at 77 Bleecker Street in Greenwich Village was professionally staged by Designed to Appeal, a Manhattan and Hamptons based home staging and interior redesign company, the owners accepted an offer at 98%of the asking price.

According to Halstead Property's Third Quarter 2011 report, the average time on the market for New York City condos and co-ops is 111 days and sells for about 96% of the asking price.

"The apartment looks amazing!" said Lisa Weiner-Koenig, Senior Vice President at Halstead Property. Donna Dazzo, President and owner of Designed to had just completed staging Ms. Weiner-Koenig's listing, one of many that Dazzo has staged for Weiner-Koenig at 77 Bleecker.

It all started when Dazzo did a home staging consultation where she provided the homeowners with a list of things to do to get the apartment in show-ready condition and to appeal to the targeted buyer. The beauty of this one-bedroom loft apartment couldn't be seen through all of its clutter and excess furniture.

Dazzo recommended the following, and the motivated sellers got it all done in less than a week:

    • Paint the walls in the main living areas warm beige.
    • Remove all of the excess clutter by discarding it or packing it up and storing it, which the owners would have to do anyway once the place was sold.
    • Remove large pieces of furniture in the living room to make room for a dining area, so that the foyer could be repositioned from a dining area back to a foyer.
    • Purchase area rugs for the living room and foyer and fresh white towels for the bathroom.

    Then Dazzo and her team:

    • Brought in a few small pieces of rental furniture to replace the larger pieces that were removed
    • Replaced the bland and outdated ceiling light fixtures in the foyer and kitchen
    • Shopped for some decorative accessories to take things up a notch
    • Repositioned the owner's existing artwork for optimal placement
    • Converted the foyer from a dining room back to its original purpose

The owners' total investment in staging and improvements was a little over 1% of the asking price and well worth the investment, given the quick and profitable results: sold in 16 days at just under the asking price. "We love how the apartment looks and can't even believe it's our same apartment!", the owners said.
