Designed by KTGY and developed by Central Valley Coalition for Affordable Housing in Merced, Calif. and Adroit Development, Inc. of Westlake Village, Calif., Heritage Oaks Senior Apartments is a high quality, environmentally-friendly 50-unit apartment community for low income seniors age 55 and older.

    The $10-million urban-infill community features both one- and two-bedroom floor plans in two 2-and 3-story Craftsman-inspired buildings, which are affordable to working seniors that earn 30 to 60 percent of the area median income in Stanislaus County, as defined by the U.S. Department of Housing and Urban Development. Rents range from $483 to $787 per month, depending upon income. The residential community provides Active Adult style amenities, including a community center with a Great Room, hobby and craft studios, theater, game room, gourmet kitchen, fitness center, technology center and learning center. Outdoor amenities include a patio area with a BBQ center, relaxing fountain and outdoor lounging areas.

    Describing the Heritage Oaks community, KTGY Project Manager Oliver Inauen, LEED AP, says "This project defines 'Active Adult' from the many amenity choices the seniors have at Heritage Oaks," said Inauen. "You enter the project through a well-lit two-story foyer with Craftsman-style detailing on all the windows and archways. You then walk into a warm lounge with two-story ceilings, a tall two-story rustic fireplace, reclaimed wood mantle and book shelves from a local 1920's barn and large windows facing the courtyard."

    Inauen continues, "Adjacent to the lounge is another large common space that continues the beautiful Craftsman detailing with wood beams. This socializing space is adjacent to a large, open kitchen that allows this space to be used for planned parties. Directly above is a large activity center for watching movies in large, plush theater seating, playing billiards and playing cards. Walking across a bridge, with views to the foyer and lounge, you arrive at the community's fitness and computer rooms. Across the courtyard, there are three floors of additional 20'x17' rooms for the seniors to use -- from a craft room to a meeting room to 'The Garage' on the ground floor that opens to the courtyard via a roll-up garage door."

    "The site is situated between an existing senior housing project and a mobile home park, with single-family homes across the street," said Inauen. "These adjacencies had large influences in the design. The rear half of the building is a three story 'C' shape opening to the south providing a well-lit courtyard and towards the adjacent senior housing project to allow for existing senior residents to have access to the courtyard and the many amenities. From the 'C' shape the building steps down to two-stories in respect to the single-family homes across the street."

"They want to feel like they are on a vacation and not put away to pasture. They want a variety of socializing areas indoors and outdoors. They want craft rooms, workshop space and a computer room like they had previously in their single-family homes.
