  • Newark, NJ (1888PressRelease) September 17, 2010 - Kline & Company, a worldwide consulting and research firm, has leased 12,000 square feet for its United States headquarters at 35 Waterview Blvd. in Parsippany. Curtis Foster of commercial real estate services firm Cushman & Wakefield, Inc. in East Rutherford, N.J., brokered the long-term transaction on behalf of Kline & Company, which has relocated to the Class A property from Little Falls, N.J.

    Kline & Company serves the management consulting and market research needs of organizations in the chemicals, materials, energy, life sciences, and consumer products industries. According to Foster, the move to Parsippany represents a cultural shift for the 50-year-old firm.

    "Kline's work environment always has been a private-office configuration, which is traditional for a consulting organization," he said. "The firm wanted to go to an alternative space that would feature clusters of workstations that enable staff to work communally on projects. The office at 35 Waterview will be 90 percent open landscaping, with great natural lighting provided by three walls of glass.

    "Among the more interesting outcomes is the increased efficiency the new layout affords," Foster added. "We actually reduced the company's square footage from 17,000 to 12,000. They will be housing more people in less space - in a terrific, top-quality environment. "

    Mack-Cali Realty Corporation owns 35 Waterview Blvd., and Foster also cited the strength of the ownership and management as a key draw for Kline & Company. Brian Decillis served as in-house representative for Mack-Cali in negotiating the Kline & Company lease.

    Joe Tarantola, Kline & Company's CEO, echoed Foster's enthusiasm. "We are excited about the building," he said. "The nature of our industry has changed to a more collaborative business, and our new offices will foster more sharing and better communication. The result will be highly positive for our staff and our clients."

    Cushman & Wakefield and Kline & Company have a longstanding relationship. Foster orchestrated the firm's original lease in Little Falls 12 years ago. "Curtis has helped us in the interim with expansions, contractions and subleases here," Tarantola said. "We have a true working relationship, and his expertise in commercial real estate has benefited us greatly over the years."
