Blue Coast Securities Corporation today announced a Joint Venture Partnership with JDL Development Company for a Real Estate and Mineral Rights Venture in Northern California.
- (1888PressRelease) July 25, 2013 - Los Angeles, CA - Blue Coast Securities Corporation today announced it has entered into a Joint Venture agreement with JDL Development Company for a Real Estate and Mineral Rights Venture in Northern California.
JDL Development is currently in the process of beginning development on a commercial site consisting of 165 net acres (200 gross acres), which consists of: 55 acres improved by 24 buildings consisting of 318,549 square feet of industrial/warehouse and office space; 55 acres improved by a number of above ground storage tanks that are capable of drawing more than 50 million gallons of water per day; five high voltage substations; ten fresh water wells each with a pump station; 55 acres of unimproved excess land. The property is also "stockpiled" with more than five million tons of a "non-disclosed" valuable mineral that has an appraised value of more than $75.28 Million Dollars.
The terms of the joint venture are a capital investment of $30,000,000 USD to be held as a first mortgage against the property, a property that has a "subject-to-completion" value of more than $200,000,000 USD.
