  • (1888PressRelease) August 04, 2010 - BB&T/Two Hannover Square, a 29-story Class A office high rise, is the first office building in downtown Raleigh to earn the U. S. Environmental Protection Agency's ENERGY STAR certification. This designation means the building is in the top 25 percent of facilities nationwide and meets specific standards for comfort and indoor air quality.

"The BB&T Building's ENERGY STAR certification is an accomplishment for all of downtown Raleigh to embrace," says David Diaz, president and CEO, Downtown Raleigh Alliance. "It represents downtown's appetite for sustainable innovation and our leadership in green practices-key factors in our continued growth and success."

The EPA introduced ENERGY STAR in 1992 as a voluntary program to assess the degree of efficiency that a building uses energy-as compared to other like buildings nationally.

"We are pleased to accept the EPA's ENERGY STAR certification in recognition of our ongoing commitment to pursuing energy efficiency across our portfolio and to the direct benefit of our tenants," says Frank Baird, Capital Associates' asset manager for BB&T/Two Hannover Square. "By implementing changes that lower energy costs without sacrificing comfort or air quality, we are providing a tangible benefit to our tenants and the environment."

Commercial buildings that are ENERGY STAR certified use an average of 35 percent less energy and release 35 percent less carbon dioxide into the atmosphere than typical buildings. To be eligible for this certification, a building must score a rating of 75 or higher based on a 1-100 performance rating scale.

"Troutman Sanders LLP congratulates the recent recognition of Capital Associates for the ENERGY STAR rating for the Two Hannover Square building. As a tenant in the building, and as a law firm that is responsive to environmental and energy efficiency, we applaud this achievement," says Ashley H. Story, managing partner, Troutman Sanders LLP. "It is indicative of the commitment and dedication of Capital Associates."

Managed by Capital Associates and built in 1991, the 504,092-square-foot building's energy-efficient systems include a supplemental chiller for light load conditions, variable speed drives on building motors, reflective coating on all windows, LED lighting in the lobby and an automated energy system that provides real-time monitoring of all mechanical systems. In addition to energy conservation, Two Hannover Square has implemented water conservation measures such as low-flow flush valves and automatic timed faucets. The building is owned by an investment partnership, Phoenix Limited Partnership of Raleigh, LLC.
