    The housing industry might be leveling out according to recent numbers from the National Association of Home Builders and its First American Improving Markets Index. Ninety-nine markets showed improvement in February. Overall markets have steadily increased since September 2011. This is consistent with the NAHB's projections for a gradual but patchy recovery in which some month-to-month softening is likely, particularly in places where the measurable gains have been very small. The bottom line is that roughly one quarter of all U.S. metropolitan areas are showing signs that their housing markets have turned the corner, which is a very positive development. Data released by the National Association of Home Builders has pegged Memphis as one of 98 improving housing markets across the nation. The index identifies metro areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months.

    Many markets on the February First American Improving Markets Index are far from fully recovered, the index points out where employment, home prices and housing production are no longer retreating and this is a sign that a large cross section of the country is starting to improve as local economic conditions stabilize. Data collected from the U.S. Bureau of Labor Statistics demonstrates Memphis has experienced an employment growth rate of 3.1 percent since bottoming out in September 2010. Meanwhile, house prices have increased 1.1 percent since hitting recessionary lows in March 2011 and single-family housing permit growth, as reported by the U.S. Census Bureau, has increased 2.8 percent from its trough in April 2009. Many are hopeful that spring on the horizon will spur even more homebuilding and buyer activity.
