Riverside-San Bernardino, CA (1888PressRelease) April 20, 2009 - Despite the economic woes that have hit Southern California, the City of San Jacinto in Riverside County announces numerous new retail openings and construction. A new 13,297 sq. ft. CVS/pharmacy is planned at the southwest corner of Sanderson Avenue and Cottonwood Avenue in San Jacinto. The grand opening is expected in the fall 2009. KZ Holdings of Irvine, Calif. is the developer.

Denny's franchisee, Denway Inc. of Redlands, Calif., has begun construction on a 4,000 sq. ft. Denny's restaurant at 1290 North State Street. The restaurant will be the first, new full-service, sit-down restaurant in the City of San Jacinto and Denny's latest design.

"My husband Hamid and I love the Denny's concept because it is very people-oriented and cost-conscious, while offering a great menu with quality food," said Denway's co-owner Ashley Navran. "And, in this economy or any other, Denny's is a recipe for success for both the consumer and the operator." The Navrans already operate two Denny's restaurants in nearby Hemet.

The new Denny's will be located on the west side of North State Street, between Community College Drive and Ramona Expressway at the Mountain View Plaza, a new 76,000 sq. ft. neighborhood shopping center developed by San Juan Capistrano-based Southland Development. Denny's will join Rite-Aid, Panda Express and 7-Eleven Convenience Store and gas station and a host of other new tenants. The restaurant is expected to open in late summer or early fall 2009.

At the northeast corner of State Street and Ramona Boulevard, Sugarberry Properties of Murrieta, Calif., recently completed the construction of Ramona Crossings, a single-level 50,000 sq. ft. mixed-use center. Robert Torrales, Jr., managing partner of Sugarberry Properties responsible for the development and leasing of Ramona Crossings, says he has leased more than 25,000 sq. ft. of space at Ramona Crossings in 2009.

Tenants at Ramona Crossings that are expected to open later this month include: Threads Clothing Store, which carries the latest clothing brands and a variety of sunglasses, Snow and Moto goggles and other accessories; Mattress Brothers, which has three other locations in the Inland Empire; a 7,600 sq. ft. flagship office for Torres Martinez Desert Cahuilla Indians; and Professional Beauty Supply. GameTime, an arcade concept where patrons can play the latest games on Xbox 360, PlayStation 3, and Wii using big screen Plasma TVs, is expected to open next month at Ramona Crossings, says Torrales.

Other tenants, which are slated to open in the next two to four months at Ramona Crossings, include Sprint, Domino's Pizza, a Beauty College and Tacos Tijuana Mexican Grill, which is currently under construction and slated to open in August 2009. This will be Tacos Tijuana's fourth restaurant in the Inland Empire.

Although development has slowed, the City of San Jacinto remains on solid financial ground with the largest reserve in the City's history, reports San Jacinto's Economic Development Manager Sharon Paisley. Nestled in the picturesque San Jacinto Valley, the City of San Jacinto has outshined other Inland Empire cities with record sales tax revenue levels over the last three quarters. Most recently, while sales tax revenue county-wide declined nearly 10 percent in the third quarter of 2008, San Jacinto revenue increased 10 percent.

Last year's opening of new retailers like Wal-Mart Supercenter, Walgreens and Rite Aid contributed to the rise in sales tax revenue; however, there is still a substantial tax leakage from the City of San Jacinto to other nearby communities, explains Paisley.

"We still have a strong demand for more retail and services," Paisley said. "There is a wealth of available land for development, reasonable property costs, prime redevelopment opportunities and financial incentives. Easy access to major transportation corridors coupled with a pro-business environment make San Jacinto an ideal place to start, expand or relocate a business."
