Raleigh-Durham-Chapel Hill, NC (1888PressRelease) May 01, 2007 - Raleigh real estate home buyer’s advocacy agency Buyer’s Advantage Group Realty (http://www.buyersadvantagegroup.net) has published a detailed home inspection video designed to empower home buyers. The video, an adaptation from their popular live seminar and part of a planned three-part series, reveals the hidden truth about home inspection and how home buyers can avoid making costly buying decisions.

“By not getting a proper home inspection, buyers put themselves at risk for buying a property that can cost them a significant amount of money in repairs. Sometimes you discover things in a home inspection that make you not want to buy the house anymore. Once you have closed, you don’t get to make that decision anymore,” says AJ Ferguson, broker and co-founder of Buyer’s Advantage Group Realty.

The free 10 minute Flash video shows images of typical problem areas in homes from actual home inspections. Though home inspections are not mandatory before purchase and many people feel they can spot potential problems themselves, the video reveals many obscure areas where damage can exist that require costly repair months or even years after purchase.

“If buyer’s can document the problem before the sale, they can ask the seller to fix the problem, reduce the price, or just decide not to buy. If those problems aren’t discovered during the inspection, the buyer is left footing the bill,” says Ferguson.

Ferguson says that one of the largest problems the agency is encountering now is one that most people don’t even consider a potential hazard.

“We are seeing a lot of trouble in the area of new construction. Most people feel that they don’t need to have a private home inspection done on new construction – they think this is all handled by the municipalities. But the truth is, the municipalities simply don’t have the time to inspect the homes thoroughly and they don’t get up on the roof.”

Ferguson states that a large majority of the damage found during a new construction home inspection is located on the roof. “When a home is built, there are a lot of contractors involved in the process that need to get up on the roof. A lot of times, they don’t respect each other’s work and cause damage. Fixing these problems is incredibly expensive after the sale and it is very difficult to motivate a builder to come back out and fix the problem once they’ve got their money.”

Buyer’s Advantage Group Realty plans to launch two new video series aimed at buyers in the coming months, ‘Understanding Buyer Agency and the Buyer Process,’ and ‘Understanding Lending.’ All three videos are adaptations from the agency’s popular three hour live seminar.
