May 08, 2008 - Get Real, the Real Estate Investing Show for the Rest of Us interviewed Chip Ahlswede of Regal Strategies, a public affairs firm specializing in assisting those in the real estate industry with navigating the ever changing waters of real estate legislation.
On this week's show Mr. Ahlswede shared with hosts Judson and Lynn Voss new and pending legislation trends around the country. Among the top issues currently are fore-closure registration. As foreclosures increase the blight of vacant properties has also come to the forefront of public debate. Many municipalities are asking banks and agents of the bank to register foreclosed properties allowing neighbors to know who is responsi-ble for these property's upkeep.
In another segment Chip explained the need to be aware of current legislation on non-traditional lending. These types of lenders are being regulated in many states as a fall out of the mortgage meltdown. While appealing to some and seemingly protective of the general public it has removed a large pool of the lending funds available for full time in-vestors with products such as stated income loans being regulated out of existence.
In the final segment Mr. Ahlswede helped real estate investors understand not just what new laws are pending but also how to work with local officials to ensure that all of the parties are satisfied with the outcome. In a twist he also shared how the real estate inves-tor can profit from these regulations and develop new business models.
