As from October 1 all properties sold or let must have an Energy Performance Certificate issued by a qualified Domestic Energy Assessor, Stuart Brooks of Mark Jones Property Letting having passed all the required exams to attain accreditation as a fully qualified Domestic Energy Assessor.
Stuart Brooks explains, “All landlords and estate agents should know that from October 1 all properties sold or let must have an Energy Performance Certificate issued by a qualified Domestic Energy Assessor.
This report will rate a property’s energy efficiency and provide recommendations on how this rating can be increased with energy saving improvements. The Energy Assessor will assess the age and build of the house as well as current features such as double glazing, insulation, type of boiler etc.
The advantage to the prospective tenant or purchaser is that they will be able to ascertain how energy efficient and environmentally friendly the property they are considering is and compare it with others. The advantage to a landlord or vendor is that a good rating will help make a property stand out from the crowd.
Landlords or vendors are under no obligation to carry out any recommendation but in future this may affect the chances of letting or selling a property. There will be an advantage for those with properties to rent or sell that gain a good report.
The advantage for us all is that there will be encouragement to use energy in our properties efficiently resulting in not only more comfort and a saving on energy bills (particularly welcome in view of recent increases) but also a decrease in use of fossil fuels and carbon dioxide emissions which have been attributed to climate change.
