September 12, 2009 - The Community Education Department of the San Mateo Community College District announced today that Raymond Stoklosa, a licensed real estate broker, will be presenting a community education seminar, How to Buy Foreclosures, Short Sales and Bank Owned Homes in San Mateo County.
“The most common misconception I see among San Mateo home buyers is that there is a glut of foreclosure properties on the market in San Mateo County priced at 50 cents on the dollar,” said Raymond Stoklosa. “They hear news stories or radio commercials claiming you can buy a 4-bedroom, 3-bath home for $20,000 and are heartbroken to find out those properties just don’t exist in San Mateo County.”
Data in the latest San Mateo Real Estate Price Report showed that in the past six months, bank owned properties sold on average for 99.51% of their list price in 74 days and short sales for 90.77% of their list price in 148 days.
“Foreclosures, short sales and REOs are priced to sell in San Mateo County, but there is not the bargain basement price offerings, negotiations or the quick and simple processes that one might expect by listening to news reports. We help buyers see that by too narrowly focusing only on the traditionally classified “distressed properties” , they may be missing out on other opportunities to find truly motivated sellers and get a great deal.”
The seminar will focus on dispelling some of the most common myths surrounding buying foreclosures and expose the rules you must follow to capture a great deal on a foreclosure in San Mateo County.
