FastRenting.com was created to help homeowners and investors across the United States survive the real estate market slide. Three years ago we found ourselves stuck with two investment spec homes in a declining market. We couldn’t sell them even for what was owed on them, and we couldn’t afford to just hold them.
We contacted countless real estate agents to list these homes for rent. First of all, they wanted to rent these homes for $900 a month . . . a fraction of what they cost to hold. Plus, they wanted 10% of the gross. What was even worse was that not one agent could bring me even one renter. We were stuck dropping $3000 per month on each home just to hold them vacant. Don't get me wrong, I swear by my real estate agent for all of my buying and selling needs. After all, that is their specialty.
We knew we couldn’t keep hemorrhaging money at this pace for very long, so we started to look into renting our homes ourselves. After thousands of dollars (and countless hours of work), we finally put together a 7 step program to turn our homes that were draining us into profitable properties.
For the last 18 months we have enjoyed renting our homes for considerable income, with little hassle or expense. It costs us $400 per year, and less than 3 hours a week, to keep the renters pouring in.
You are probably wondering why we would share our pool of renters with everybody. For over a year now, we have been handing over our surplus renters to several real estate agents and friends for their rental homes, and yet there are still more people everyday asking if we know of anyone with available properties. There are plenty of renters to go around . . . if you just know how to find them.
On the flip side, we encounter more and more people who desperately need to rent their town homes, condos, and homes and cannot find renters. We figured if we could find a way to match up these two groups of people . . . problem solved. |
